Architectural Review meets the second Tuesday each month
from 4:00 to 5:00 pm in the Preserve Community Center.

Communications meets the first Monday each month October through May from 3:30 to 5:00 pm in the Preserve Community Center.

The Community Affairs Committee meets the second Tuesday each month at 2:30 pm in the TGCC conference room next to the cart barn.

Finance Committee meetings in the months of January through March will be held on the 4th Wednesday at 9:00 am in the TGCC Conference Room near the cart barn.

In a deed restricted community such as Tara Master Association, Inc.
(TMA), certain rules about how each homeowner may legally use his land
are written in a document called the deed restrictions or Covenants,
Conditions and Restrictions (CC&R). These rules adhere to the land or
unit, so they apply to every property owner within the community. If the
land or residence is rented, they also apply to the renter. Deed restrictions are put in place at the time a community is developed.
Most often, it was the developer who coordinated drafting of the deed
restrictions. They are then filed with the county and bind the whole
community. The Association, the homeowners and how the homeowner's
use their property are all governed by the documents. The TMA
documents include:

1. The Articles of Incorporation
2. The By-Laws
3. The Declaration of Deed Covenants & Restrictions
4. Rules & Regulations

At the time of a contracted purchase offer, the seller is required to provide the potential buyers copies of the TMA documents, plus copies of the Umbrella documents for a buyer at Tara Golf & Country Club (TGCC) or the Preserve Community Development District (CDD). They must include
the similar documents for any sub-association such as a condominium or
neighborhood sub-association (NOA). For example, if a buyer makes a purchase offer on a residence located in Tara Golf & County Club, the buyer would receive copies of the TMA documents, the TGCC Umbrella documents and the NOA neighborhood sub-association documents. Similarly, if the location is in The Preserve, the buyer should receive copies of the TMA documents, The Preserve CDD documents and also the NOA documents. Since about 45% of the Tara residences are multi-unit housing, such as condominiums, the buyer should also expect to receive the documents for each association.

Homeowner or condominium associations in Florida are also subject to
the Florida Statutes 617, 618, 718 and 720, plus the Florida
Administrative Code. You will find copies of the current Florida Statutes
Chapters 718 (condos) and 720 (HOA) by clicking on the last directional
button on the left side of the screen. When purchasing a residence, it is
the buyer’s right to review the documents and understand the obligations within each particular area of the community.  Buyers need to be aware
that the documents may have been or could be modified by Florida
Statute, legal case law or Florida arbitrator determinations. The buyer is
encouraged to review all the documents thoroughly and consult their
attorney before considering a deed restricted community. The
associations’ rules and regulations are not for everyone. But these stated obligations go a long way to assuring a buyer what the community seeks
to remain and how it might be expected to be governed.
